Terms of service

Last updated 15 October 2026. These terms apply between you and Ben Jonas Goedeke, Architect Venedikt Popov 4, 9006 Varna, Bulgaria ("we"), the operator of Listingrail. By creating a key you accept them.

The service

Listingrail reads public sale and rental listings from the property portals named on this site at the moment you ask, and returns them in one JSON format. We do not own the listings. What a portal shows can change or disappear at any time, so a field can be missing, outdated or wrong. Missing fields come back as null; we do not guess values.

Keys and accounts

One key belongs to one email address. Keep it secret: anyone with your key can spend your credits. We show a key once and cannot show it again. If a key leaks, write to us and we will replace it. We may block a key that is used to attack the service, to get around its limits, or against these terms.

Credits and plans

• One credit is one listing returned. A search that finds nothing, or that fails at the portal, costs nothing.
• The free key comes with 100 credits, once.
• A paid plan sets your balance to its monthly amount when it starts and on every renewal. Unused credits do not carry over.
• A monitor check costs one credit per listing it reads. Each plan holds the number of monitors shown on the monitors page.

Payment and cancellation

Payments are handled by Lemon Squeezy, which acts as the merchant of record: it charges you, issues the invoice and handles taxes and refunds under its own buyer terms. Plans renew monthly until you cancel. When you cancel, the plan stays active until the end of the month you paid for, and then the key returns to no monthly credits.

Your use of the data

You are responsible for how you use what the API returns, including the terms of the portals and the law that applies to you. Listings can contain personal data, such as an agent's name or phone number. If you store or use it, you are its controller under data-protection law (for example the GDPR) and need your own legal basis; do not use it for unsolicited marketing where that is not allowed. Do not use Listingrail for anything illegal, and do not resell access to the API itself.

Availability

We work to keep the service running but do not promise any uptime. Portals change their sites, and a source can stop working until we have adapted to it. We can change, add or remove sources and fields; we say so in the docs.

Liability

The service is provided as it is. To the extent the law allows, we are not liable for indirect or consequential loss, lost profits or lost data, and our total liability is limited to what you paid us in the twelve months before the claim. Nothing here limits liability that cannot be limited by law, such as for intent, gross negligence or injury to life and health.

Changes and law

We may change these terms. For paid plans, a change applies from your next renewal and we announce it at least 14 days ahead. The law of Bulgaria applies, without its conflict-of-law rules; mandatory consumer protection of your own country stays unaffected. Contact: benthepythondev0@gmail.com.
