Real estate data API
Property data from the listings themselves: every home for sale or rent on 17 portals, read when you ask, with price, size, location and agent in one JSON format. Market figures such as median price or price per square metre come from the same rows.
Listings, records or estimates
Listings are what is on the market today: asking price or rent, bedrooms, size, photos, the agent. They change daily, and the portal is the source. This is what Listingrail returns.
Property records cover every parcel, listed or not: owner, tax assessment, sales history. They come from public records, mostly in the US, and are sold by record vendors. Listingrail does not return them.
Estimates and indices such as automated valuations or a city's median rent are derived numbers. Some vendors sell them ready made; with a listing API you compute them yourself from current asking prices, as the samples below do.
Record vendors and their prices are side by side on the comparison page.

Which fields you can count on
How many of the 17 portals fill each field in most listings. Price, address and link are near universal; agent phone numbers and listing dates depend on the portal. The docs define every field.
Market data from listings
Each row is one live search of 100 listings through this API, summarised. Follow a row for the field fill rates, sample rows and the request.
Rents are per month except in the UAE (per year). All 50 searches: market samples.
From listings to a market figure
London homes for sale on Rightmove, then the median asking price and price per square foot (Rightmove gives area in square feet). Rightmove shows floor area on only part of its listings, 58% in our London sample, so the script keeps the homes that have both.

Questions about real estate data APIs
What does a real estate data API return?
It depends on the vendor. Listing APIs return what is for sale or rent today, with asking price, size, photos and agent. Property record APIs return ownership, tax and sales history for every parcel, listed or not. Valuation APIs return estimates. Listingrail is a listing API: active listings from 17 portals, read when you ask.
Does Listingrail return sold prices or property records?
No. It returns active listings and their asking prices. For sold prices in England and Wales, HM Land Registry publishes every sale for free; the free real estate API page lists that and other free sources.
Can I get real estate market data such as median prices?
There is no separate statistics endpoint. You compute market figures from the listings, as the Python example on this page does. The market samples show what one search of 100 listings gives: medians, quartiles and price per square foot or metre.
Is there a Dubai real estate data API?
Listingrail reads Bayut and Property Finder, the two large UAE portals, for sale and rent. Rents there are quoted per year, and price_period says so.
Does it cover commercial real estate?
No. The 17 portals are residential: flats, apartments and houses for sale or rent.
Which countries are covered?
The United States and Canada, the United Kingdom, Ireland, Spain, Italy, Portugal, Germany, Poland, Sweden and the United Arab Emirates.
How is it billed?
One credit per listing returned: 100 free once with no card, then from $29 a month for 10,000 listings. A search that finds nothing costs nothing.
